La Costa Residence

The clients of this newly constructed residence with golf course and distant hill views, requested an outdoor entertainment area featuring a seating area, built-in barbecue, serving counter and a fountain. Livingston designed paving that leads guests from the formal dining room through an outdoor living room to a raised circular dining area and adjacent built-in barbecue station with a generous serving counter. A seatwall surrounds the dining area, expanding seating capacity in a small area. Accent paving highlights an on-grade seating area focusing on a craftsman style fountain at the opposite end of the yard.


La Jolla Residence

The owners of this new residence came to Livingston prior to construction requesting the development of preliminary landscape plans. These plans were required and closely scrutinized by the city of San Diego due to the steep hillside conditions and surrounding sensitive vegetation. The clients requested a gated entrance with strategic plant material selection and placement to achieve perimeter security. Residence entry and planter walls were enhanced with a water feature flowing from a cave below the entry walkways. Paving was carefully chosen with a slip resistant texture and stone on the steep entry approach.


South Park Residence

The clients of this historic residence requested Livingston to be involved during the renovation of a central courtyard. The extensive house and grounds renovation was complex due to the amount of utilities required within a small area. Since five areas within the residence viewed into the courtyard, it was critical to provide screening in certain areas and provide amenities such as a barbecue area, wall fountain, built-in seating and multiple planting areas. Upon completion of the courtyard construction, the clients requested Livingston to expand an existing unique front door stoop and steps and renovate the two streetscape facades.


Del Cerro Residence

Clients of this ranch style home requested a new entry to their residence, requesting minimal use of brick that dominated the residence façade. Livingston encouraged the saving of an existing Mediterranean fan palm that originally blocked the front entry. Livingston highlighted the palm with dramatic lighting and an accent brick wall that borders new granite flagstone and concrete paving. New flagstone steps, seating wall and light pilaster accent the entry to the property. Plantings complement the existing drought tolerant palm.


Del Cerro Residence

Livingston's mission, established by the clients, was to design a rear yard entertainment area; an intimate, informal seating area; small fountain and shade from hot afternoon summer sun. A small centrally located fountain highlights the area outside the dining room, with an adjacent seating area. Flagstone steps lead guests to an informal seating area. An ‘L’ shaped trellis shades the windows on the rear yard façade and encloses the entertainment area with a patio swing.


Rancho Santa Fe Residence

The client of this renovated residence requested Livingston to design a new entry and circle driveway in phase one while retaining existing mature eucalyptus trees. The new driveway paving, with two guest parking spaces, was designed to achieve an innovative look of free-floating flagstone pieces amongst a brushed concrete paving cast with gold gravel and decomposed granite. Stone entry walls and naturalized planting enhanced the entry experience. In phase two, a thirty-year-old pool was completely renovated, slightly changing the overall shape with new pool entry and raised bond beam bronze water spouts. A new expanded poolside wrap-around and cantilevered deck, stone accent walls and antique stone paving enhance the new poolside experience.


Scripps Ranch Model Home Complex

Livingston designed this model home complex in San Diego to enhance the outdoor living featured in these models and to give high impact to the rear landscape areas. Hardscape paving and construction features were designed to complement the home architecture and interior design.


Falcon Crest Ranch

Livingston designed the front yard and rear yard landscape for this model home complex in east San Diego County. Design was created to achieve inviting rear yard entertainment areas with swimming pools for the hot summer months while preserving canyon views. Pools and landscape were designed with hardscape paving and construction features to complement the home architecture and interior design.
